What it is
e-Mutation / নামজারি (mutation.land.gov.bd) is how you get your name onto the land record after a purchase or inheritance. You apply online, pay the fees, track the application and receive the updated khatian and DCR. Until mutation is done, the land isn't fully, legally yours on paper.

Why I use it
Do the mutation right after you buy — don't leave it for 'later'. Unmutated land causes disputes, blocks resale and complicates inheritance. Track the application number instead of relying on a tout to 'follow up'.
